MA - Radialen Berliner Lebensadern in Gefahr

Urban Design

MÜLLERSTRASSE + The Chausseestraße is not only one of the

largest radial streets of Berlin it´s also one

of the main drags of the urban district cal-

led Mitte. It is the oldest street of the Ora-

nienburger suburbs. The Chausseestraße is

characterized by different facets which are

caused by many significant urban transfor-

mations. In this term paper, named Müller-

straße+, we create an analytical profile of the

road to crystallize its facets, strengths and

weaknesses.

At a closer look at Chausseestraße, a diffe-

rent building density stands out. While in

the south of the road, at the district boar-

der of Mitte, a dense urban development

outweighs, a wider and large-part building

structure is found in the north. In the 19th

Century the north side of Chausseestraße

was an area, where Berlins engineering in-

dustry was settled and originally it was out-

side the city limits. When Berlins areal extent,

the factories that had arisen previously, were

resettled to the outskirts, but some factories

and workshops remained in the original pla-

ce. At the attached building development in

the southern part of the street settlements of

cafes and retail followed over time. There are

different speeds of transits just as different

qualities of staying compared to the north

which has much bigger distances to overco-

me. The historic buildings and narrow streets

in the south gives an entirely different flair to

the area.

To the south are residential complexes, ho-

tels, retails and the museum of natural history,

to the north is the area of the military hospi-

tal, the so called Erika-Heß Ice rink and com-

panies as Bayer GmbH. Between these cont-

rasting zones of the street an urban transition

zone has been formed. Between 1961 and

1990 the Berlin Wall separated here the last

200 meters of the street. At the intersection

with Liesenstraße was the former checkpoint

Chausseestraße.

In this transition zone, the new headquarters

of the “Bundesnachrichtendienst” (BND) is

located today. It must be feared that this pro-

ject creates an urban “death zone”.

A residential use is found only sporadically.

As part of the expansion of the city in the

19th century a contiguous residential area,

east of Chausseestraße, was built, but were

interrupted by various institutions of social

and technical infrastructure also by areas for-

merly used for commercial purposes.

Because of the large area of the BND, the

Chausseestraße experiences a “urban break”.

The lively area in the south, which is activated

by commerce, restaurants and residential

housing is cut off from the northern part

of the street. Because of this the northern

section is much less visited. Points of

interest as the former checkpoint are thus

simply overlooked. Empty building areas

and further the increased establishment of

large corporations like Bayer in the north

created an urban monostructure. The feeling

of urban fracturing of the urban space is

reinforced by the wide walkways. In return for

the minority of passers-by, the density of the

traffic increases in the northern part of the

street. Accordingly, the traffic is faster, which

makes a pleasant stay in public open spaces

unlikeable.

The Chausseestraße has some strengths

with high potentials for reactivation of the

urban area. Those need to be recognized

and utilized optimally by simple measures.

The Chausseestraße is with the underground

U6 and the busses excellently linked to

the public transport. This provides a high

degree of integration with the neighbouring

district of Mitte and Wedding and it makes

this part of the City easy accessible for

visitors from elsewhere. One reason to visit

Chausseestraße could be the numerous

amounts of open spaces and parks. By

simple interventions those open spaces can

affect the streetscape positively.

In addition, the sport facilities such as the

Erika-Hess-Stadium, provides the area with a

positive aspect in terms of attraction of the

urban space. Potential tourist attractions are

found in the area of the former checkpoint.

Parts of the Berlin Wall could be seen here and

revive the critical southern part of the street.

Cultural institutions such as the Ballhaus-

Theater or the Brecht-Haus draw visitors

from outside. Overall, the northern part of

the Chausseestraße shows many strengths

that are already being put to good use. The

increased establishment of catering, retail

and impressive buildings of the Renaissance

and Neobarock in the south make the road

attractive to linger, stroll and shopping. The

city feels lively and dynamic here. Although

the northern part of the street also has

strengths, such as green areas, its potentials

though are far from exhausted. Here we need

some main measures of change in order to

“revive” the street entirely. In the further course

of the seminar, we suggest some measures.

A meeting place for parents, students and teachers of the Montessori comprehensive school

in Berlin-Zehlendorf is to understand as a participatory planning process. A two-day workshop,

where a lively exchange between students and the kids took place, allowed that the „secret“

desires of the children were incorporated in the planning process in order to ensure sustainable

identification with the pavilion.

The target for this experimental timber structure in modular construction was to create variety

space on a minimal surface for a variety use and the different requirements of the various

stakeholders. The result was a large approxematly 24 sqm main room which can be used as a

community space for school activities at a place outside the daily routine of everyday school

life. From this main room small stairs lead up into four smaller, higher-lying areas, which serve the

students as safe haven. You leave behind the normal, horizontal space of the common room and

enter a climbing scenery of sloping walls, floors and ceiling. Each room is connected via tunnels.

Each room was assigned to a name according to the picture of the ark, a ship, whose functions

can be experienced in a change of material and atmosphere.

The external of the pavilion stands out by its

playful lightness, its extravagant design and

colorful glass facade against the existing

buildings of the school ensemble which

made of a strict brick facade.

One of the main tasks of the semester was

to make the design reality. This included the

entire construction design, structural analysis

collaboration with structural engineers, cost

reduction, material identification, tendering

and contracting.

The development of the experimental

students Pavilion is funded by the German

Federal Environmental Foundation

(Deutschen Bundesstiftung Umwelt DBU).

Ecologic Living on the “Fischerinsel”, Berlin

The today´s high standard of living involve

resource and energy consumption, which

overall leads to overexploitation of natural

resources and is driving climate change.

Pollutant emissions and huge quantities of

waste go hand in hand with this exaggerated

consumption.

This development presents challenges for all

sectors of society. The construction industry

has raised the issue of sustainability many

years ago and in this area it is one of the

leading industries. However, sustainable

architecture is treated in many publications

as a purely technical requirement. The

concept of sustainability has several aspects

that need to be considered together as a unit

to generate a holistic success.

A ecologicl-technical view of a building over

its entire life cycle enables the development

within the meaning of the principle of

sustainability. As well sociological criteria as

the flexibility and the possibilities for further

development in the social environment over

several generations takes into account.

The task and the architectural goal of this

master thesis was to develop student housing

integrated in both urban design and the

above mentioned principles of sustainable

architecture. The concept focuses on a

resource-efficient, ecological construction

and provides the basis for developing a new

form of housing. It is addressed in particular

to young people who are interested in

sustainable living and want to build their

future according to this principle. The

building creates place that combines modern

comforts with environmental requirements

and reinforced awareness of resource-saving

method.

The current draft considers itself a modern

and contemporary approach of high-rise

architecture, integrates environmental and

social aspects of housing. The residents have

in addition to their primary residential space

areas for special use. This creates a social

climate within the building, and promotes

interpersonal encounters and creates a

sense of community. The variable uses of

these areas offer residents the charm of a

small town within the high-rise complex. The

ecological demands on the overall concept

can be found in the design of the common

areas again, which provide, among others, a

bicycle storage room, a „swap meet“ club and

acreage.

Sustainable measures consider all levels of

planning and therefore starts with the urban

development.

The design of the Fischerinsel takes the

original idea of the high-rise building,

designed in the 70s, and underlines the high

value of recognition of the place with reviving

and improving the quality of stay.

The open space design combines the

high-rise buildings with one another and

strengthen their solidarity with a central

band which represents an urban space with

active green areas and city park character.

Playgrounds, sports facilities, Boules space,

table tennis and many other activities can

take place here. At the northern end of the

active space, a sealed city square works as

a central anchor point, where flea markets

can be held. This active area is because of its

central location used as a link and as a buffer

zone for two additional zones.

ZoningThe northern zone runs along the Getrauden

Street and the goal here is to restore the

historical center by closing the road space

with two additional buildings in the same

typology of the existing one.

The southern zone is reserved for Green

Living. Its free-flowing green space that

surrounds the buildings are in a great

contrast to the active area of the central

belt. The park-like transformation allows rest

and relaxation. Dense planting, tall trees

and differently designed habitats are to

be interconnected by a net of paths with

different clearings, seating and rest areas.

Here the existing vegetation is the basis and

is to be completed with a rich biodiversity.

The building is symbolically constructed as

an open shelf filled with boxes. The „shelves“,

so the terrace levels, are located at different

heights, arranged after one storey, two or after

three at irregular intervals. This principle split

the building into small sections that generate

different places and allows small-scale

structure of the entire complex. It connects

two units to one another and offers exterior

public space, which enliven the terraces

for community activities. The mixed use of

public space to the ground floors and private

spaces above, takes up the idea of the urban

character, and multiplies it within the building.

To further lighten the appearance of the

building, the „boxes“ variate in size and

position after each terrace. Green spaces

with crops give the room quality and comfort.

The terraces around the building are used

as private terraces and the flats above were

equipped with balconies.

A building envelope in the form of a wide-

meshed net, which stretches from terrace

to terrace, forms a homogeneous finish and

serves as wind and rain protection.

The choice of material is based on the “Cradle

to Cradle” principle. The supporting structure

follows the High-Tech Strategy, which allows

to recycle the material back into the technical

cycle and the interior construction follows

the low-tech strategy and uses materials that

can be recycled within the biological cycle.

Long Leys House

Michael Cleary Architects

England 2008 - 2010

The project of Long Leys House, situated in

Cumnor, Oxfordshire in UK, had been given

to Michael James Cleary Architects in 2009

and involved a £ 2.5 million house conversion

and extension. The plot includes beside the

main house a existing garage, a cottage and

land.

Due to prior building alterations and

extensions of the main house in the 70s

and 90s, numerous dimensions and

measurements of windows, doors, bricks and

roof tiles were dominating the facade and

created a busy and uneven picture. It was to

develope a uniform design and increase the

quality of the materials and appearance.

Furthermore the family was fond of a

generous entrance situation and a extension

of the kitchen in the form of a conservatory.

Another assignment included to even the

change of levels within the house and top up

the low ceilings to the front bedrooms and

create un-suits out of them.

Beyond the main house the existing garage

was converted into a cinema and gaming

room and linked to the main house. Therefore

a new garage was repositioned in front of the

house to create a enclosed space together

with the proposed cinema. A indoor pool

house, also with a connection to the main

house, just as a new barn for agricultural

equipment and tractors was to be designed

on the plot.

My areas of responsibility were including

developed and technical design, according

to building regulations, tender action and

construction on and offsite. In 14 month I

was able to follow up all stages of the project

from the first sketches until the handover of

the keys.

Berlin 2010 - 2015

Milkoweit Architekten has a wide range of different construction projects ranging from residential

buildings, elderly nursing homes, daycare centers, commercial properties up to conversions of

listed buildings.

The main focus is on the construction of elderly nursing homes, which takes not only the

economical feasibility related to the legal planning regulations, but also the realization of

representative, friendly and functional nursing homes. Due to the demographic change it is a

responsible task to give this age band a place where they can feel home and save.

We not only design, we develop new specified types of housing for a generation with special

needs.

Daycare and Kinder gardens also belong to the greater projects of Milkoweit Architekten. 2012

a building in Berlin-Reinickendorf was completed, which has been integrated into a landmarked

facade. It has won the Bauherren Prize 2014.

I was gratefully working for 5 years in this great team of architects, who were both teachers and

collages. During this time, I was able to work in all sectors of building developments and gain

experience for my further career. My responsibilities where ranging from the first sketch of a new

design to detail planning for the building site.

I was able to assist with several projects during my stay. The following projects are abstracts of

these.

Health Centre Rostock

Completion: 05/2017

Gross floor area: 5.800 m2

Service Phase: 1 - 9

Building Costs: € 9,2m.

The new health center in Rostock is an extension of the

existing center at a more central place in Rostock. The total

area of the five floors, including the penthouse floor, measures

about 5800 square meters. Besides the specialist medical

practices at the upper floors, commercial units on the ground

floor like a pharmacy and a bakery with outside sitting area

is planned additionally. On the ground floor you also find a

partially covered parking with 70 spaces. A two storage high

Gym is reserved at the first and second level with a seperate

entrance to the backside of the building.

70 percent of the space in the new health center are leased,

among others an Orthodontist, Podiatry and Orthopedics.

My areas of responsibility included the compilation of the

permit application just as the planning of rented spaces in

consultation with tenants and professional planners. Due to

the high fire regulations and technology requirements of the

usages, especially the gym, the collaboration with structural

engineer, building and fire protection technician at this early

stage was indispensable.

The approval has gone through, so that in the second quarter

of 2016 it will be started to built and a year later the medical

center is to be completed.
