Ausgangslage
Das 1984 von Lorenz Moser erbaute,
städtische Alterszentrum Sydefädeli mit
Hauptgebäude (HH) und Westtrakt (WT)
verfügt insgesamt über 88 Bewohner-
Appartements. Das fünfgeschossige HH
setzt sich aus zwei achteckigen Volumen
zusammen. Daneben steht der dreige-
schossige WT. Eine Gesamtsanierung ist
im Jahre 2034 geplant.
Aufgabenstellung
Da der Zustand zahlreicher Bauteile
diverse Mängel aufwies, ist ein
Teilinstandsetzung geplant, die die Zeit bis
zur Gesamtsanierung überbrückt. Diese
Aufgabenstellung soll nach dem Grundsatz
“so viel wie nötig, so wenig wie möglich’,
realisiert werden. Deshalb werden die
Appartements sowie die Technik vor allem
aus funktionalen und gesetzlichen Auflagen
und weniger aus ästhetischen Wünschen
angepasst. Die Umbauarbeiten müssen
unter laufendem Betrieb erfolgen.
Konzept
Das Konzept der Teilinstandsetzung sieht
eine Sanierung in 16 Etappen à jeweils
zwei Wochen Bauzeit vor. In einer Etappe,
die die Sanierung von 6 Appartements
beinhaltet, werden die jeweiligen Zimmer
so geräumt, dass überall die Nasszellen,
Fenster und Storen ersetz werden kön-
nen. Die Balkontüren werden breiter, die
Schwelle verkleinert und ein Haltegriff ver-
einfacht den Austritt auf die Terrasse. In den
Badezimmern gibt es überall neue, schwel-
lenlose Duschen. Lüftung und Heizung

Gestaltung
Die Gestaltung der inneren und äusse-
ren Arbeiten erfolgte stets nach dem
Grundsatz des Respektes vor der gege-
benen Bausubstanz. So sind die neuen
Fenster und Storen im selben, ursprüng-
lichen Rot gefertigt. Die Fassade soll auf-
gefrischt und im gleichen Charakter wie
damals erscheinen. In den Badezimmern
werden zweckmässige, quadratische
Keramikplatten, in Anlehnung an den qua-
dratischen Holzparkett, eingebaut. Die sa-
nitären Apparate und Armaturen entspre-
chen den speziellen Anforderungen eines
Alterszentrums.
Schadstoffsanierung
Da der gemachte, routinemässige
Schadstoffuntersuch partiell Asbest im
Kleber der Fliesen gezeigt hat, müssen
knapp die Hälfte der Badezimmer ent-
sprechend aufwendig saniert werden.
Das heisst sämtliche Fliesen müssen
mittels einer luftdichten, vierkammerigen
Schleuse entfernt und entsorgt werden.
Regelmässige Messungen schliessen ge-
sundheitliche Beeinträchtigungen für die
bewohnenden und arbeitenden Menschen
aus.

gepasst und erneuert. Die Fassaden und
Dächer werden örtlich, wo nötig saniert.

Starting Point
Built in 1984 under Lorenz Moser’s su-
pervision, the urban Sydefädeli aged-care
centre, with its main building and west
wing, incorporates a total of 88 residential
apartments. The five-storey main building
is made up of two octagonal construc-
tions joined together. Next to it stands the
three-storey west wing. A total renovation
of the centre is planned for 2034.
Task
Since much of the centre’s components
were in various stages of decay, a partial
renovation was planned in order to bridge
the wait until the total renovation could take
place. This task was to be implemented
under the principle of “as much as nec-
essary, as little as possible”. As such, the
apartments and their technology had to
be adapted more for functional and legal
requirements as opposed to aesthetic de-
sires. The conversion needed to take place
while the centre remained in operation.
Concept
The plan of a partial renovation allowed
for a 16-stage rehabilitation process, in-
cluding two weeks of construction time.
In one stage, which included the renewal
of 6 apartments, every room was totally
cleared so that all the bathrooms, windows
and blinds could be replaced. The balco-
ny doors have been widened, the thresh-
old reduced and a handle now allows for
exit from the apartment onto the exterior
terrace. The bathrooms now contain all-
new, barrier-free showers. The ventilation,

Layout
The interior and exterior layout work was al-
ways carried out with utmost respect for the
building structure itself. The new windows
and blinds have thus been coloured the
same original shade of red. The facade has
been refreshed and retains the same char-
acter as its pre-renovation self.. Expedient,
square ceramic plates, as based on the
square wood flooring, have been installed
in the bathrooms. The sanitary equipment
and fittings have been appropriately se-
lected and designed to meet the specific
requirements of an aged-care centre.
Pollution Remediation
After the routine pollution examination was
made and found traces of asbestos in the
building’s cement tiles, almost half of the
bathrooms subsequently required imme-
diate expensive renovation. This meant
that all of the tiles needed to be removed
and disposed of by means of an airtight,
four-chamber lock. Frequent precautions
prevented adverse and dangerous health
concerns from affecting the people both
living in and working on the building site.
