Situation:

The subject property is a Class A,325,000sf office building located in a prominent office park and includes a 45,00sf “purpose built” enterprise data center.

The Landlord operates multiple class A office buildings in the area but has little experience operating and managing data center properties and no experience with wholesale colocation.

The Landlord has previously subdivided and leased about half of the premises to multiple tenants. The existing data center leases are “office leases” , denoted in square feet and do not include sufficient definition of power and cooling allowances and usage.

The Landlord would like to lease the remaining data center premises but doesn’t have a clear understanding or accounting of generator, cooling and UPS capacities.

Solution

Review the utility infrastructure and determine the maximum system capacities, the amount encumbered by leases, and the amount actually used by the tenants.

Quantify the gap between available utility capacities and square footage and develop a high level concept to eliminate or reduce the gap, based on physical constraints.

Develop an overall “product definition and pricing concept” that is consistent with current wholesale colocation concepts and pricing.

Conduct a workshop with the Landlord to understand the business opportunity, proposed product definition and pricing strategy.

Identify key players needed to create a full development team.

Develop a “take-to market” strategy.

Take it to market.

There is a 115kV Transmission Line that crosses the property.

There is a publicly funded infrastructure project to deliver dark fiber along the road frontage.

Property is located near an older development with over 20 Fortune 100 data centers.

CRE and Real Estate Broker have identified four possible facilities.

Process stalled, schedule slowly creeping away, as there are no resources committed to performing due diligence on each opportunity, developing budgets and schedules and making recommendations.

Approach:

Survey each facility to assess compliance with requirements,

Assess condition of existing MEP &FP systems and feasibility of upgrading to meet requirements,

Situation:

Caddo Parish School System is one of the largest school systems in Louisiana. Their Data center supports both mainframe operations and client/server systems , printers , tape libraries and staff on the raised floor. It is outdated and can’t support additional hardware.

School board funded IT equipment, applications and data center upgrades thru a single line item (i.e. no breakdown or allocation of budget).

General disagreement and lack of leadership concerning direction of computing platforms, where and how to spend the allocated dollars.

Solution:

Explore both a main frame solution and a server solution, defining initial requirements and requirements projected out three, five and ten years.

Layout the data center to accommodate both solutions, space permitting. Overlap futrue space requirements as its not likely that both computing solutions will continue forward and if they do, then growth will be less for both systems.

Move printers and manual tape libraries, along with the operators, into a separate area.

Design to accommodate the 10 year projection, Provision for the three to five year projection.

Solution:

Free up UPS capacity and install additional cooling using fast track methods for an interim fix (60 day deliverable).

Provide an additional 500kVA of 2N UPS capacity and an additional 200 Tons of cooling capacity (180 day deliverable – overlapping the interim fix).

Designssystems in a manner that eliminates scheduled downtime,

Implement a risk mitigation program to reduce risk of unplanned downtime during construction, including daily meetings with contractors, review of procedures, etc.
