A strategic masterplan builds the foundation for a flexible - and therefore, robust - planning process. Developmental guidelines and a profound system of rules create a struural, programmatic and creative quality of strategical important subareas. Simultaneously, more flexible developmental options are being allocated for other areas. ‚Quarters’ profiles‘ emphasize exisiting potentials of subareas and strengthen the ecific identity. An integrated concept for energy and water supports the sustainable development: biomass, geothermal energy, wind energy and photovoltaics provide regionally generated energy. Gray and rain water is being colleed, refined and reused regionally. An urban aerial railway connes the site with the station and the tram. Here, the aerial railway is not only an efficient, sustainable means of tranort but also represents sustainable mobility in terms of the site’s profile. Mit der Seilbahn in TXL einfliegen.Eine urbane Luftseilbahn verbindet TXL mit Berlin: Die Seilbahn startet vom Hauptbahnhof, erreicht nach 2km die Zwischenstation Westhafen und landet nach weiteren 4km im Zentrum von TXL. Die Seilbahn ist nicht nur ein effizientes Transportmittel, sondern auch ein Zeichen für zukunftsfähige Mobilität im Sinne des Standortprofils. Sieben Teilbereiche mit unterschiedlichem Profi l.Das Gebiet ist in sieben ‘Quartiere’ gegliedert, die sich hinsichtlich ihrer Lage und Ausrichtung, Relation zum Freiraum, Adresse und in Bezug auf Merkzeichen oder Landmarks unterscheiden. Die Ausbildung der verschiedenen Teilraumprofi le trägt zur Identitätsbildung und Orientierung im Gesamtgebiet bei.

Die Baufeldsegmentierung ermöglicht das fl exible Zusammenschalten von Baufeldern verschiedener Größen.
Südbereich: ab 3.000m² * (Nektar: mind. 14.000m²)
Nordbereich: ab 7.000m²
Spiralförmige Phasierung Gesamtgebiet. ‘Am Bestand’ + ‘Süd vor Nord’Nord- und Südbereich unterscheiden sich in ihrer Entwicklungsperspektive. Im ‘schnellen’ Süden startet die Entwicklung im Quartier TXL zentral (1) am Terminalgebäude. Die Bestandsgebäude des Teilbereiches Rough + Ready (2) werden schnellstmöglich nachgenutzt und aktivieren diesen Bereich in der zweiten Phase. Danach wird der Südeingang, the strip (3), und die Bereiche südöstlich des Terminalgebäudes entwickelt. Es folgen TXL Ost (4)und TXL Mix (4). Katalysatoren der Entwicklung sind die besonderen Orte (*) sowie die Double Front ‘Schaufenster’ (+). Im ‘langsamen’ Nordbereich wird zuerst der Ost- (A), dann der Westbereich (B) entwickelt.
